Chimney Repair in Middletown, KY

Middletown's housing stock splits fairly cleanly into two eras, and each one brings its own set of chimney problems.

Most of the homes we service here sit in the brick subdivisions built off Shelbyville Road from the 1960s through the 1990s — the neighborhoods that make up most of the 40243 and 40245 zip codes. Many of these houses were built with factory-built fireplaces inside wood-framed chases rather than full masonry chimneys, and the weak point on those systems is almost always the chase cover. Builders in the 80s and 90s typically topped the chase with a galvanized steel cover, and after thirty-plus years of Kentucky weather, those covers are rusting through. The first visible sign is usually orange streaking down the siding or brick — and by the time the streaks show, water has often been getting into the chase for a while.

The older properties near Main Street are a different story. Middletown's core is one of the oldest settlements in eastern Jefferson County, and homes there tend to have true masonry chimneys with decades of exposure behind them. Louisville's freeze-thaw pattern is hard on that kind of construction — our winters cross the freezing line dozens of times a season, and each cycle pushes moisture a little deeper into brick, mortar joints, and crowns. On these chimneys we most often find cracked crowns, spalling brick faces, and mortar joints that have receded enough to let water in.

Both problems are correctable, and both cost far less to fix early than after water has had a few more winters to work.
